What is a VA Approved Condo?


For Orange County Veterans who are looking for a condo to purchase it is important to know that in order to use your VA financing, the condo you wish to purchase must be in a VA approved condo project. Because the process of getting a project approved can easily take 60 to 90 days, in most cases the Veteran will want to limit their search to condo’s that are already in approved projects. For a project to be approved by VA, someone, typically the Home Owners Association management company, a real estate agent, a lender, or the original builder, would have had to submit a complete condo package to VA. VA then reviews the financials of the Home Owners Association, checks for lawsuits, and makes sure the projects meets all VA requirements.


While there are quite a few projects in Orange County that are approved, it can be frustrating for a Veteran and/or their real estate agent to find approved condos. Most agents will simply look for all condos that meet the Orange County Veteran’s qualifications and then, one by one, try to figure out if it is approved for VA financing. But with the Veteran can simply click on a link to the city they are interested in, or for a broader search, on the link for the section of Orange County they are interested in. For example, for a VA buyer looking for VA approved condos in Central Orange County, they will find a list of condos in the cities of Tustin, Orange, Fountain Valley, Garden Grove, and Westminster. The results will show pictures of the properties in those locations, along with information on each property. The list is updated constantly since it is coming from updated listing information.


Get PreApproved for a VA Loan Before Making an Offer


The most important part of the home search is the VA loan PreApproval. The mortgage payment is not just Principal and Interest. It also includes property taxes, insurance, and with a condo, HomeOwners Association Dues. A Veteran who has already talked with a lender and at least received custom VA loan scenarios based on what they qualify for will not only help make the escrow closing period smooth and easy, but will also give the buyer the confidence they need to know they are looking in the right price range. Also, home sellers will not even accept an offer from a buyer who has not been either Prequalified or PreApproved.
